Ro70 eG housing project in Weimar

99425 Weimar: In the cooperative "Wohnprojekt Ro70 eG" committed people have come together to transform a former hospital in Weimar into Thuringia's largest intergenerational housing project to transform. As of 2020, nearly 130 adults and 70 children live here together in a vibrant neighborhood. Completion: 2020

76 apartments and 12 commercial units
Apartments: 41 to 150 sqm in size, from 1-room apartment to 7-room apartment.
Living space: 6,900 m²
Commercial space: 400 m²
In addition, there are common rooms with approx. 120 m² and storage areas with approx. 300 m². The residents also have access to a multi-purpose building with a floor area of approx. 500 m², which still needs to be extended.
Property area: 22,000 m²

One third of the apartments is accessible accessible.

Ecological building and living

Energy and building materials
- Heating/hot water preparation via a 400 kW pellet system
- KfW70 standard
- The insulation was originally intended to be a wood construction with soft wood fibre board and cellulose blow-in insulation. For fire protection reasons (building class 4), this could not be implemented. Blow-in insulation made of rock wool was used. However, the roofs above the living areas were insulated with cellulose blow-in insulation, also because of the summer thermal insulation).
- where possible, wood was used as a building material (windows, floors, dormer cladding, window reveals)
- On the main building there is a photovoltaic system with 29,58 kWp of the Bürgerenergiegenossenschaft Ilmtal eG.

Open space design and species protection, everyday ecology
- in the management of the 22,000 m large property, a great deal of importance is attached to sustainability and nature conservation. A meadow orchard has been planted, communal gardens are used by the cooperative tenants and a conservation area for a protected orchid species has been integrated into the park-like grounds.
- numerous nesting boxes for swifts, sparrows and bats were installed on the facade
- the sharing and exchange of everyday objects and vehicles is actively practised

Construction and rental costs
21 million € investment sum for the acquisition, planning and conversion of the residential complex including the redesign of the outdoor facilities

The usage fees range (as of 2/2021) between € 5.60 (commercial) and € 8.70 (residential) cold. In addition, there are ancillary costs of € 1.90/m².

All residents contribute their share of the cooperative's own share of the construction costs with a deposit of 400€/m² living space.
