Housing industry, architects and municipalities called upon to participate
Berlin - Affordable and high-quality housing construction is currently more important than ever. For more than three decades, outstanding housing projects have been awarded the German Building Award every two years. This year's edition of the competition has now been announced.
The aim of the award, which is sponsored by the Federal Ministry of Housing, Urban Development and Construction, is to recognise the responsible efforts of developers to create affordable housing and neighbourhoods in "High Quality at Affordable Cost".
The German Building Award is known in the professional world and beyond as the most important prize in the field of housing construction in Germany. It is awarded by the German Association of Cities, the Association of German Architects (BDA) and the German Housing Association (GdW) within the framework of the joint KOOPERATION working group (AG KOOP).
The jury will use eight criteria to select 30 projects that will be nominated for the German Building Owner Award. All nominees will receive recognition for the projects they have submitted. A total of five German Building Owner Awards and up to three additional special awards will be presented.
"In order to continuously improve good and quality housing in Germany, innovative and at the same time affordable solutions are indispensable. Especially now, social responsibility and awareness of the quality of living spaces play a decisive role in this. The compatibility of these two criteria has been honoured with the German Building Award for more than 30 years and has only gained in importance," says GdW President Axel Gedaschko.
"How liveable cities are is determined in particular by the qualities of their public spaces and their built environment. The good examples from the German Building Award set standards for this. They offer high quality at affordable costs. It is good if, in the sense of sustainable and future-oriented urban development, such positive examples inspire other builders in as many places as possible," affirms the President of the German Association of Cities, Lord Mayor Markus Lewe from Münster.
"We need good and affordable housing that makes a qualitative contribution to urban and inner development and in which people want to live. Innovative existing developments and the further building of existing neighbourhoods are most likely to achieve high qualities at affordable costs while minimising the consumption of resources," explains Susanne Wartzeck, President of the BDA.
Housing companies and cooperatives, private and public developers, investors, developer groups, municipalities and property developers, freelance architects, urban planners and landscape architects as well as consortiums of planners in coordination with their developers can submit projects.
The submission of the competition documents is exclusively online via the portal www.einreichung-deutscherbauherrenpreis.de possible. The deadline for applications is 14 March 2022 at 2 pm.
A regenerative heat supply and an innovative rainwater management system are being designed for the "ecoSquare" neighbourhood in Bamberg. Michael Richter and Wolfgang Dickhaut are in charge of the project.
The neighbourhood is to be supplied with heating and cooling via a cold local heating ring. At the same time, the local heating ring serves to balance out heating and cooling needs that arise at the same time. The goal is the additional use of two rainwater cisterns with a total capacity of 126 m³ for heating and cooling purposes in the neighbourhood.
For this purpose, an AI-based predictive control technology is being developed. A further goal of the control strategy is a rainwater balance without runoff into the canal and the use of rainwater to irrigate the greenery. In addition, the project is investigating questions regarding the treatment of rainwater and the changed biodiversity, as well as analysing building permit processes. The completion of construction will be followed by monitoring and operational optimisation.
Background Against the background of the political targets of net greenhouse gas neutrality by 2045, there is an increasing demand for renewable energy sources in the building sector. At the same time, advancing climate change is causing increasing phenomena such as heat islands and heavy rainfall events.
The project is an example of how climate protection and climate impact adaptation measures can be combined at neighbourhood level and integrated into building and planning practice in the future.

Attractive low interest rates with high redemption discounts of 15 to 25 percent, and partial crediting against equity, as well as a long fixed interest rate.
"Housing developers and investors who opt for a 30-year commitment period are now rewarded by the development bank for North Rhine-Westphalia with an even higher redemption discount of an additional 5 percentage points. For special aspects - such as building with wood - the repayment discount is even 50 percent. In addition, the initial interest rate on the development loans is now uniformly 0.0 percent in NRW for a period of 15 years. In modernisation promotion, building owners can now benefit from a repayment discount of up to 30 percent (regularly 20 percent) if they use certified ecological insulation materials or achieve an above-average energy standard."

Overview
The book "Building for the Community in Vienna" was published in 2021 by Isabella Marboe at Verlag Detail. All texts were printed in German and English in the book. In addition to an interview conducted by Marboe with Ulrike Schartner and Alexander Hagner, Robert Temel has his say in an expert article.
All in all, the book deals with 20 building projects in the Austrian capital Vienna and offers insight into the respective planning as well as the organisational and structural realisation of those very communities.
Content
At the beginning, Isabella Marboe looks back at historically relevant and significant events surrounding Viennese housing, community in everyday life and housing, and participatory building. The editor then highlights the importance and significance of the architect Ottokar Uhl and his work. Especially the projects "Living with Children" and "B.R.O.T." are mentioned and described as positive examples. In addition, Marboe goes into more detail about the historical developments surrounding the "Sargfabrik" and "MISS Sargfabrik" projects. Isabella Marboe is committed to a communal and socially solidary as well as responsible coexistence.
In Robert Temel's contribution, after a historical classification of Austrian pioneer and follow-up projects, there is also a brief description of organisational and ownership models. This is followed by an outline of the emergence of building communities and their possibilities for acquiring a building plot, as well as a comparison of several models implemented in Vienna.
In an interview, Ulrike Schartner and Alexander Hagner from gaupenraub+/- explained the many challenges that arise when creating quality housing for homeless people and at the same time show approaches to dealing with problems of this kind.
After the essays and the interview, there is a more detailed examination of the individual projects. A brief description, accompanied by key figures and background information, provides insights into the planning and implementation of the respective community ideas. In addition, illustrations and detailed plans (often in the form of floor plans) give the reader a better understanding of the structure and function of the respective project. In addition to individual buildings, row houses, multi-storey residential buildings and neighbourhood houses that stand out from their surroundings were also selected.
Criticism
The social and socially solidary approach of the project examples stands out in a clearly positive way. Each of the projects features people-oriented planning and high-quality implementation geared to the wishes of the residents, without losing sight of the demand for high-quality architecture. Although the communal and participatory character is clearly in the foreground as a unifying element, the individual projects cannot be denied their uniqueness and individuality in approach.
The detailed information, underpinned by pictorial representations, enables the reader to place the projects conceptually and contextually in their respective environment. With the overview and detailed descriptions of the sample projects, the editor Isabella Marboe offers a solid basis with carefully researched project examples for professional discourse and a more intensive examination of the topic of building communities.
