Low-energy house development "Stangenmoor

23774 Heiligenhafen: the 6 low-energy houses are around 50% below the average value of subsidised low-energy houses in Schleswig-Holstein at the time in terms of heating energy consumption values. The construction costs were between 875 and 1,600 euros per m² of living space. Completion: 1994

From 1989 to 1994, a low-energy housing estate was built on the outskirts of Heiligenhafen by self-help groups. Favourable land and building costs were achieved through the planning of six families who wanted to live there. There was no need for a property developer or general contractor. Each property owner was the builder. The application for subsidies, the purchase of materials, the awarding of contracts and the construction supervision were carried out as a construction consortium. A predefined building prototype was considered to point the way for the development. This building type was varied by each builder as needed

Cost reduction measures
Thanks to low development costs, e.g. for water-bound paths, the land price was approx. 25% below the usual local purchase price. 

Costs and financing
Depending on the equipment of the buildings, the construction costs ranged from DM 1,750 (875 euros) to DM 3,200 (1,600 euros) per m² of living space.
