12487 Berlin: HOWOGE is building 314 flats, a large day care centre for children and a neighbourhood garage on a 2.6-hectare site on Straße am Flugplatz. 103 flats have been realised in timber hybrid construction. 156 flats are rented as subsidised housing in accordance with the cooperation agreement with the state of Berlin; the remaining units cost less than 10 euros per square metre on average. After completion, 50 per cent of the flats are subject to occupancy restrictions, cost 6.50 euros per square metre cold, and are sold to interested parties with a housing entitlement certificate. The topping-out ceremony for the Johannisgärten in Berlin-Johannisthal was celebrated on 25 June 2019 together with Senator for Urban Development and Housing Katrin Lompscher, the District Mayor of Treptow-Köpenick Oliver Igel and all those involved in the project. "What is special about this project is that we involved local residents in the planning process right from the design phase for the new building project," says Ulrich Schiller, Managing Director of HOWOGE. "As a result, it has become clear that the designs presented have once again gained significantly in quality through this participation process. Now, a quarter with a sustainable overall urban development concept is being created here, which has been consistently developed from the social idea of the neighbourhood."

Overall urban development concept
On the former site of Berlin Chemie, on the edge of the Johannisthal landscape park, B&O Gebäudetechnik GmbH & Co. KG is building 20 detached houses grouped around five inner courtyards according to the plans of the general planner roedig . schop architekten PartG mbB. The inner development is designed as a shared space: Footpaths and cycle paths criss-cross the car-free quarter and link it with the surrounding area. In addition, play, recreation and communal areas, commercial space, a large day care centre for children with 25 places, innovative residential space, a DHL packing station and a neighbourhood garage with 119 parking spaces are being created. "Today's topping-out ceremony for 314 apartments is not only good news for people looking for an apartment in the vicinity of the booming technology and science location Adlershof. With this construction project, HOWOGE is a good partner for adding affordable housing and housing in line with occupancy rates to the neighbourhood. At the same time, together with the other municipal WBGs, it is a reliable partner for the Senate in the urgently needed expansion of the supply of needs-based and affordable housing in Berlin," says Katrin Lompscher.

The height of the individual buildings varies between two and five storeys, thus creating a gentle transition to the adjacent buildings. By staggering the height of the buildings from the lower edges of the quarter to the denser centre, the concept responds to the adjacent single-family houses. The buildings will be constructed in two different construction systems: six houses will be built in environmentally friendly timber hybrid construction, 13 in solid construction and one house in a combination of both construction methods. According to current planning, completion will be in summer 2021. "Treptow-Köpenick is a growing district. The state-owned housing associations in particular have a special role to play when it comes to attractive apartments at affordable rents," Oliver Igel also confirms. "Because that is what many Berliners need - older people as well as young families. And it is precisely this mix that can make life in a housing community attractive, lively and less anonymous. That's why I'm delighted that HOWOGE will be building 20 new homes here in the Johannisgärten."

Mobility and energy concept
In addition to the affordable rents and the urban development concept, the Johannisgärten are characterised by state-of-the-art energy technology and energy-saving construction in accordance with the KfW Efficiency House 55 standard. A total of six buildings are each equipped with a photovoltaic system that generates low-cost, CO2-free tenant electricity from its own roof. The electricity prices are around three cents per kilowatt hour below the comparable market rates and thus make a noticeable contribution to a low overall rent. In the apartments themselves, decentralized apartment stations provide heating and hot water. The CO2-The main savings here come from low system temperatures. Water is not heated centrally to 60 degrees, as is usually the case, but only to 45 degrees in the apartment when required. This results in energy savings of 30 percent.

In addition, HOWOGE has built its first neighbourhood garage in the Johannisgärten, which offers space for 119 cars as well as electric vehicles. There are also plans to establish a local car-sharing service.

HOWOGE Wohnungsbaugesellschaft mbH is one of the six municipal housing companies in the state of Berlin. With its own housing stock of around 61,000 apartments, the company is one of the ten largest landlords in Germany. By 2026, HOWOGE intends to expand its housing portfolio to a total of around 75,200 apartments through acquisitions and new construction.
