Address: Lynarstrasse 35-37
Property: approx. 3,600 m²
Planning: Architecture and Engineering Office Schäferwennigerprojekt GbmH, Berlin
Builder: Housing association "Am Ostseeplatz" e.G.
Wood construction
Timber frame construction
3700 cubic metres of wood. Spruce and Douglas fir from DE and AT
Energy
KfW 40 house
Construction costs
1,293 Euro/m² gross floor area
Rental costs
Half of the flats were rented to tenants with a housing entitlement certificate for 6.50 euros per square metre net cold. The other flats cost eight to nine euros per square metre. Only the residents on the top floor pay 12 to 13.50 euros per square metre.
Funding
The low rents are possible because the builder received 2.5 million euros in funding from the Senate programme "Experimental multi-storey housing" as part of the Special Infrastructure for the Growing City (SIWA). In addition, the building site was very favourable. The commercial site in Lynarstraße was considered unusable for many years because it is located directly on the S-Bahn line. In the residential building itself, however, almost nothing can be heard of the Ringbahn traffic.
