25524 Itzehoe: The "car-free" settlement consists of 18 units (12 DHH, 2 RH with 3 units each), which is organized as a condominium owners' association. Approx. 1/3 of the total area is used as common property: Paths, Thingplatz, biotope and meadow etc. Completion: 1998

Energy
The residential units are supplied by a central heating system with solar coverage for domestic water heating, which is also used as a communal bicycle shelter. All buildings comply with the NEH standard of the state of SH, have ventilation systems with heat recovery and, due to the shape and orientation of the roof, use passive solar gains.

Rainwater
The rainwater is completely infiltrated. A trough and trench system, two biotopes, a cistern and the green roofs ensure the retention and infiltration of the surface water. This system is supported by minimizing sealed surfaces.

Type
They were built as timber frame buildings with "ecological" building materials. With the exception of one building, the houses have green roofs. Despite a homogeneous overall impression, the individual units are individually designed in terms of size and layout.

Social
There are different forms of living together: grandparents next to or with children and grandchildren, singles, single parents and families.

Open spaces
In the planning and implementation of the settlement, particular importance was attached to a holistic approach, in this respect, among other things, the design of the open spaces and the green concept is of great importance. The common green serves as a connecting design element, also for the private areas.

Construction costs: € 2.4 million
Promotion: Reduction of the land prices by approx. 30 € per m² by the municipality
